(94 435). : tab. + Příloha č.1: Data hypotečních úvěrů poskytnutých Českou spořitelnou. -- Ved. práce Richard Pospíšil. -- Oponent Peter Kelemen. -- Abstract: Cílem mé bakalářské práce je analyzovat dopady a vlivy aktuální ekonomické situace na hypoteční trh v České republice za poslední čtyři roky. Práce je rozdělena na teoretickou a praktickou část. V teoretické části jsou definovány všechny pojmy, které jsou klíčové pro problematiku a pochopení hypotečních úvěrů a jejich podstatu. Nechybí ani krátký exkurs do historie hypotečních úvěrů, jenž nám dává základ vývoje. Praktická část je zaměřena na analýzu trhu v posledních čtyřech letech, kde jsou analyzovány právě dopady a vlivy ekonomických situací na hypoteční trh. Rovněž jsou zkoumány jednotlivé roky a jejich úrokové sazby a výše objemu poskytnutých hypoték, na které jsou znatelné dopady ekonomických situací. Na závěr bakalářské práce je provedena prognóza hypotečního trhu pro nadcházející další dva roky, což je také součástí cíle mé bakalářské práce.. -- Abstract: The aim of my bachelor thesis is to analyse the impacts and influences of the current economic situation on the mortgage market in the Czech Republic over the last four years. The thesis is divided into theoretical and practical parts. In the theoretical part I define all the concepts that are key to the issue and understanding of mortgage loans and their nature. There is also a short excursus into the history of mortgage lending, which gives us the basis for its development. The practical part focuses on the analysis of the market in the last four years, where the effects and influences of economic situations on the mortgage market are analysed. Also examined are the individual years and their interest rates and the amount of mortgage lending, on which the effects of the economic situations that have recently affected the whole economy are noticeable. Finally, a forecast of the mortgage market for the next two years is made, which is another aim of my bachelor thesis.
