Diplomová práce se zaměřuje na rozbor institutu nájmu bytu čili na nájemní vztahy vzniklé mezi nájemcem a pronajímatelem. V úvodu je popsán stručný historický vývoj právní úpravy nájmu bytu s odkazem na společenské okolnosti, které ji ovlivňovaly. Dále jsou vymezeny základní související pojmy. Podrobněji se práce zabývá aktuální právní úpravou určování nájemného a procesem jeho postupné deregulace. Další kapitoly zohledňují práva a povinnosti subjektů nájemního vztahu, možnosti modifikace těchto vztahů a různé varianty zániku nájmu bytu. V závěru je zmíněna předpokládaná právní úprava nájmu bytu v navrhovaném novém občanském zákoníku.The master thesis is focused on the analysis of the institute of lease of apartment thus it is focused on the rental relation which came into being between the landlord and the tenant. At the beginning a brief historical progress of the legal regulations of the lease of apartment is described and also the reference to social circumstances which influenced it. Hereinafter the basic related terms are defined. In more details, my master thesis deals with actual legal regulations of the establishing of a hire cost and then with the process of a gradual deregulation of the hire cost. Next chapters consider rights and duties of the subjects of a rental relation, possibilities of a modification these rental relations and different alternative of lease of apartment extinction. The conclusion mentioned supposed legal regulations of the lease of apartment which are in the draft of the new civil code.
